Investing in real estate has always been fruitful. The returns in investing in land are time-tested. Owning a property is great. But, how safe is your property? You might have heard or read in newspapers or seen it in social media regarding misuse of empty properties. Miscreants and people who have intentions to encroach usually have an eye on property that is obviously not watched. You or someone whom you trust should be visiting the property regularly. It has to be monitored and protected.

You have purchased your dream apartment or house. It may or may not be brand new. It could be an investment property or your future home. You have just kept it vacant. You are undecided if you want to rent it out or use it when you visit the city. Just because it is vacant does not mean that you can remain idle. You still need to keep an eye on it. Is the property in good shape? Is it being vandalized or misused? Is there damage due to water? Are the windows intact? Are there any birds nesting in your windows or sun shades? As a property owner, you should be taking care of all the issues.

You have purchased a vacant land or you inherited a property from family. Leaving a vacant land unattended makes it a target for miscreants. It has to be protected as well until you live on it.

If you are unable to do the above - you need to hire a professional property managing company who is reliable.

If the property is already secured and has a fence or a compound wall - you can opt for having a display board saying that this property is managed by Vibrant5 along with contact details.

If the property is not secured - we can arrange for fencing or building a compound wall. Actual charges plus our service charge and taxes will be collected from you.

Pre Requisites to obtain the Plot/Land Monitoring Services:

  • A copy of the registered document of the proposed Plot/Land should be submitted. In case the registered member is not willing to share the copy of the property document, all the property details viz. location and address of the property with survey number, mandal, village, owner of the property, extent of the plot/land in Sq.Yards/Acres, boundary details, geo-coordinates (if available), etc., and a self-declaration, duly attested by an authorized notary, by the property owner should be submitted.
  • Registered Member shall sign the Service Agreement and pay the Service Fee as indicated in the price quotation.
  • During our inspection, if the property is witnessed any encroachment or misuse by any person - we will report it to you immediately to resolve the issue from your end.

Our Plot and Land Monitoring Services:

Verification of the Plot/Land: We physically inspect the plot/land after obtaining the details from the owner of the property to ensure the correctness of the property in terms of area, boundaries, and no encroachments, and upload the photographs of the physical status of the property.

Obtaining Encumbrance Certificate and other Documents: Relevant documents are collected and uploaded.

Payment of Vacant Land Tax: Pay property tax dues regularly without any lapse and comply with statutory requirements. Find if any arrears exist with respect to property tax and clear them legally. Upload tax receipts to the portal for reference and records.

Geotagging: If the plot/land is clear in all aspects, we will collect the longitude and latitudes of the 4 corners of the area. If required as per dimensions of the property, additional coordinates will be collected.

Boundary Marking: Boundaries will be identified as per the measurements of the plot/land and geo-coordinates.

Site Cleaning: On-demand, jungle clearing activity will be undertaken after prior consent of the property owner. Cost estimates along with terms and conditions of the work will be shared with the property owner after assessing the work involved.

Fencing or Compound to Plot/Land: To secure the property from encroachments or external threats, fencing activities will be undertaken as per the requirements of the property owner. Cost estimates along with terms and conditions of the work will be shared with the property owner after assessment of type of fencing/compound, area, etc.

Monthly inspection of the Plot/Land: Our field agents will be assigned to take on-the-spot photographs of the property on a monthly basis. The photographs are stamped with the date/time of visit, geo-coordinates, etc. The photographs will be shared with the property owner on specified due dates.

Periodical property Reports: Quarterly Reports are shared with the property owner with details of the physical condition of the site/plot, developments around the area, capital appreciation (if any), prevailing market rates, etc.

Dashboard: All registered customers will be provided an exclusive online dashboard to do transparent transactions, make online payments, etc., and review the periodical property photographs, all kinds of reports, etc.

Service Charges* for the Plot/Land Monitoring Services:

The charges depend on the area, location, and the work involved. We provide Property Monitoring Services in all cities of Andhra Pradesh and the Hyderabad region.

NOTE: The plot and land monitoring services for all the above-stated tasks will commence only after payment of the annual membership fee plus GST as applicable and submission of a signed Service Agreement by the member and/or property owner. Vibrant5 shall coordinate with many external agencies for the execution of the above works and their charges, fees, incidental charges, if any, shall be extra. The exact amount of charges may not be known to the company at the time of submission of the price/work quotation.
